SELLING YOUR PROPERTY

If you live in a rural area, and thinking of selling your property CHECK that the foul drainage system complies with the current Environment Agency binding rules.

You agree a sale price with the estate agent, the purchasers makes an offer, you accept and the solicitor starts the sale procedure, which include the property surveys.

When you have a drainage survey completed, if you have a SEPTIC TANK you have to prove /confirm that the discharge enters a designated, constructed drainage field. If the discharge goes to a watercourse your property WILL NOT SELL until the system is corrected.

This situation will hold up the sale, incur a upgrade cost, which could be in the region of £8000 - £10000, and remember this could increase by 20% due to VAT

When thinking of selling your property it may be advisable to have a HOME OWNERS DRAINAGE SURVEY COMPLETED ;- current cost £195.00 plus vat, providing report, confirmation of foul / surface drainage segregation, operating level of septic tank / outfall.
